The volumetric scheme helps create the cityscape by complying with alignments, heights and the relationship to public space. Volumetrically, it responds to three city levels: lower, medium and upper.
In the upper part, the top floors emerge with smaller, lighter volumes, defining a skyline in which there is recognizable order, permeability and the rhythm of a new way of constructing the city.
The solution is proposed of 2, 3 or 4 apartments on the first three floors and large apartments with ample terraces on the top floor. Not only does this lead to variety and flexibility in the housing typologies but also to good insolation and ventilation for the different apartments.
The parking area is located in the inner courtyard of the city block, which permits a communal garden to be created on the flat roof. The project is constructed around a garden, which guarantees sunshine, views and the perfect ventilation of all the blocks, thus negotiating such real architectonic aspects as space, light and air.
There is an open strip that permits the illumination of the lower floors and helps the blocks break with the central unit, such that visual perception of the courtyard from the street improves the connection with the city.
The way the façade is handled resolves the important features of the design in a coherent and efficient manner. The façade is a modular element of temperature control providing both protection from the sun and cross-ventilation.
As for the relation of the building to the ground, a porch provides an intimate transition between the commercial floor and the street. This portal is the vertical continuity of the structure, which is of greater size in the base of the building. It offers protection from the sun and rain, promotes business, and conceals the heterogeneity of the display windows, leading to a unified vision of the construction of public space.
With regard to the structure, this is presented as an entity of light and shadow that tempers the impact of the vertical built element and guarantees privacy, as well as permitting the more domestic aspects to do with use to be concealed. The work on the façade leads to a clean architecture that avoids disparate elements. It is a question of creating unity—not a rigid unity but a modular one subject to constant redefinition.
A constructional solution that promotes quality control through the use of prefabricated components that avoid future maintenance problems, are cost-efficient, and guarantee cleanliness and safety.
